Beitbridge’s strategic drive to attain city status by 2030 is gathering major momentum following the official commencement of a massive Central Business District (CBD) expansion project. The comprehensive initiative aims to transform the southern border town into a premier commercial hub, fully maximizing its position as the busiest inland port of entry in Sub-Saharan Africa.
For years, the town’s commercial landscape was heavily concentrated just a kilometer northeast of the border post, struggling to keep pace with the exponential growth of transit traffic and regional trade. Now, the local authority has begun implementing a visionary master plan designed to broaden the economic horizons of the border town, matching the recent multi-million-dollar modernization of its border post facility.
According to municipal authorities, civil works have officially commenced on the new commercial district. The major urban extension is strategically situated between the Engen Service Station and the Mashavhire Business Centre within the Tshitaudze suburb, expanding southward near the government flats. Private land developers, Tiger Eye, have deployed heavy machinery on-site to begin servicing the designated stands, which includes major earthworks, initial road clearing, and the installation of critical water infrastructure.
To ensure the new commercial zone meets global urban standards, the Beitbridge Municipality is executing the development under an innovative private-partnership model. Under this layout, the contractor funds the servicing of the area and recovers costs through strategic investment placements. Furthermore, the local authority has introduced strict densification policies for the new zone. Investors seeking to establish a presence in the area are mandated to construct multi-story properties from four storeys going up, effectively eliminating horizontal urban sprawl and ensuring high-value land optimization.
This commercial expansion is expected to act as an immense catalyst for localized economic development. Beyond providing modern corporate office spaces, retail outlets, and financial centers, the municipality is simultaneously constructing a modern fresh supplies market nearby to accommodate growing local informal traders. Additional infrastructure projects, including an engineering renewal of the flood-prone Dulivhadzimu terminal area and the rapid completion of the long-distance bus terminus, are being synchronized with the CBD expansion.
Local leadership emphasizes that upgrading the town’s commercial capacity is a critical milestone that aligns directly with national vision objectives.
