METCALF ONE COMPLEX BY TURNBURY PROPERTY DEVELOPMENT READY TO WELCOME TENANTS

Turnbury Property Development, teaming up with sister company Troika Design Workshop (TDW), are rapidly staking their claim among the most active and trusted, property developers and full-service consulting firms offering architecture, quantity surveying, and engineering competencies.

Delivering high-profile real estate developments in Harare, the relatively young group of companies has once again drawn on their wide expertise and foresight to build and complete the Metcalf One Complex, just behind the Honeydew Shopping Centre, home of Food Lovers’ Market.

PROJECT SCOPE AND ARCHITECTURE

The cluster development occupies two adjoining 3,500 sqm stands, giving a total site area of approximately 7,000 sqm. Each of the 14 units offers 140 sqm of thoughtfully designed liveable space, combining comfort and modern functionality. Owners of the Metcalf One duplex units will be conferred with Sectional Title Deeds for a lifetime in a complex created to redefine modern urban living in Harare, and blending contemporary architecture with comfort and practicality. Each home maximizes light, air, and open-plan living, while thoughtfully integrated green spaces and sustainable features enhance everyday life.

Beyond the open-plan ground floor and private garden, interior design elements were incorporated to maximize the comfortable family accommodation within the 125 sqm footprint. Commentingon the modern complex, Projects Director Simanga Madhlabuta explains, “The units have a beautiful floating staircase ensuring that no space is wasted. Additionally, there is provision to double-stack a dishwasher and a washing machine in the kitchen… offering convenience and enhancing utilisation.

COMMERCIAL DETAILS

The complex is already all sold out to an institutional client. However, Turnbury Property Management has started shortlisting clients for renting the units. Its specific highend features, finishes justify the units’ premium positioning in the much coveted Greendale market. The primary target market for this upmarket development are young professionals as well as small families who value security, modernity and high standards of living. Unit owners will discover that proximity to the renowned Food Lovers’ Market specifically enhances the lifestyle and investment value of the Metcalf One location.

away), Cresta Lodge (2 kms), Harare CBD (5kms) and the RGMI Airport (15kms). Amenities, utilities, and security Shared and individual unit amenities available to residents include a communal club-house and swimming pool, generous garden space for each unit, laundry area, outdoor pergola, and 2 dedicated parking bays per unit.

In light of the usual municipal challenges, sustainable infrastructure solutions for easy water and electricity access have been provided at Metcalf One Complex. Additionally, all units at the complex are connected to reticulated LPG gas for cooking, providing a convenient and safe energy solution. In terms of security features and access controls for the complex, they have a 24 hour remotely monitored CCTV, 24 hour guards, 10-strand electric fence around the brick perimeter wall as well as access control for the residents.

CORPORATE TRACK RECORD AND FUTURE OUTLOOK

The turnkey development’s US$3.3 million contract size signify Turnbury’s commitment to quality, as they have done in the past, where the group demonstrated their successful execution of high-quality cluster housing. They have developed notable projects including Wanganui One (located in Mabelreign’s Meyrick Park suburb) with 26 units valued at $4.0 million and Glenara One (along Glenara Road in Highlands) valued at $2.5 million.

These projects have been successfully completed for local institutional investors. Additionally, TDW is in the midst of delivering Prospect One, with 136 houses for phase 1 with plans to achieve a total of 400 keys by 2027.

The success of Metcalf One Complex and similar projects continue to pave the way for Turnbury to launch further turnkey cluster developments in other highdemand suburbs of Harare and even across Zimbabwe. “We currently have a development pipeline exceeding US$100 million across commercial and residential projects in and around Harare, with approximately 50% of these projects shovel-ready. In parallel, we are advancing plans to list a Real Estate Investment Trust (REIT) and are in the final stages of internal due diligence in collaboration with our financial
advisor,” said Madhlabuta.
